If you recently moved or are moving to a new development in Whitby, you may receive a tax bill that doesn't reflect the market value of your home. This is because the assessment value of most newly constructed homes only reflects the land value of your property. The total value may not be available until after the Municipal Property Assessment Corporation (MPAC) has created your assessment roll number and retroactively assessed your home.
Once your property has been fully assessed by MPAC, you can use our property tax calculator to get an estimate of the annual property taxes for your property. You can also contact us and we can calculate a verbal estimate based on your purchase price.
MPAC is responsible for valuing all properties in the Province. Due to increased construction in the Town of Whitby and the Region of Durham, we can't predict when your property assessment will take place.
It could take anywhere from a few months up to three years, so we always want to encourage property owners to plan ahead.
Depending on the date of occupancy, a portion of your property taxes may have been mailed to the developer or previous owner. It is your responsibility, as the current property owner, to pay any outstanding property taxes.
You'll receive a supplementary bill once your property has been assessed by MPAC. This bill will cover the time from when the house was first built or occupied. All future bills will reflect the combined value of the land and house and you'll no longer receive separate tax bills for the land and house.
